You just send a screenshot of your rules and policies saying its a fine and for how much if breached G. Thats all airbnb need to pay those fines smokings easy. If you want more just call up a few different places and get quotes and give airbnb the most expensive one. Then just pocket it

I had a terrible guest break the house rules of no-smoking🚭 smoked inside and had ashes in the sink drain. After days and weeks of follow ups and providing proof, photos videos etc
It took 2 weeks for resolutions centre to finally resolve and pay us out 🎉

Hey guys, thought I’d share this as a win because it might be useful for anyone trying to improve their listing performance.
I managed to get a pretty strong spike across all my conversion percentages, and my lowest-performing listing is now showing the highest conversion rates.
The main thing I changed was adding a few small decor touches and redoing the photoshoot.
Simple things made a huge difference, especially using a warm colour palette and spreading the colours evenly throughout the apartment.
I used the 60/30/10 rule:
60% main colour
30% secondary colour
10% accent colour
I also used the two-thirds rule to make sure the space looked more balanced, proportionate, and visually even to the eye.
Doing a colourful gallery wall instead of normal copy any paste artwork helped stand out in the hero shot.
Another thing that helped was using ChatGPT to improve and upscale some of the amenities photos. Sometimes it’s hard to find high quality amenities photos online, so improving them helped the listing stand out a lot more, especially in the top 5 photos.
